Badgers Cottage Accessibility Statement

Introduction
This is an access statement for Badgers Cottage at Outchester Farm. It is a detached cottage on its own at the edge of a field. Access is from the B1342.

The nearest railway station is Berwick upon Tweed, which is 15 miles from Outchester Farm by road. It is on the main east coast line. Taxis are available from Berwick and there is a limited bus service. The nearest village is Belford, which is two miles away by road.
The nearest airport is Newcastle Upon Tyne, which is 48 miles away by road. Car hire facilities are available at the airport.
Being set in a rural location and some miles from the nearest village / small town, Badgers Cottage is not really suitable for guests without their own transport.
General
This cottage has three bedrooms and is all on one level.
Arrival and Car Parking
The cottage key is collected from the pay phone building at Outchester Cottages. Vehicular access is from the B1342 Belford to Bamburgh road. At the entrance, there are automatic gates with a key pad at car window height to the right of the gates. A five digit code needs to be entered to open them; this code will be supplied with your booking confirmation. There are two 17cm high steps up to the 78cm wide door into the pay phone building, with entry again by key pad, the code being supplied with your booking information. Keys are on a board fixed to the wall (height 135cm) behind the inward opening door. Within the reception area there is a pay phone located on a counter that is 91cm high.
From here, Badgers Cottage is along the B1342 towards Belford. Take the third opening to the left. 100 metres along on the right-hand side there are two metal gates, each 168 cm wide giving 336 cm of access to the parking area for two cars on a concrete pad at the rear of the cottage. From there, the path is 19 metres to the front of the cottage, where there is another entrance gate 95 cm wide.
Entrance and Hallway
At the front, there is a step 20cm up into the porch and a further step of 20cm to the front door that is 72cm wide. The hallway is 105cm wide and 225cm long. From the hall there are three doors, each 74cm wide, leading to the sitting room, kitchen and bathroom one. The flooring in the hall is laminate wooden style flooring.
Sitting Room
Within the sitting room there is a sofa and occasional furniture. There is ample circulation space. The flooring is carpet. It has large windows facing south and west.
Bathroom One and Laundry Room
From the hall a door leads into bathroom one. There is a low level wc (40cm high) and a projecting wash hand basin (85cm high). The flooring is vinyl. Instead of a bath there is a large shower cubicle (78 x 94cm) with a 26cm threshold to enter. There is a washing machine and tumble drier.
Kitchen / Dining
The kitchen offers a range of fitted units and built in appliances. The worktop is at a standard height of 90cm. There is ample circulation space. The flooring is wood effect laminate. There is a dining table with seating for six. A door 73cm wide leads into a passage to three bedrooms and bathroom two.
Bedroom One
Access is via a door that is 74cm wide. The room has a king-size double bed that is 67cm high. There is a minimum 65cm free space on either side.
Bedroom Two
Access is via a door that is 74cm wide. There are twin beds that are 66cm high.
Bedroom Three
Access is via a door that is 74cm wide. The room has a king-size double bed that is 67cm high. There is 50cm free space on either side.
Bathroom Two
Access is via a door that is 74cm wide. The projecting wash hand basin is 85cm high. The wc is 44cm high. The bath is 168 x 68 cm and 53cm high.
Garden
The cottage has a lawned garden area in front with a stone-flagged area with a picnic table and seats. There is another lawned area behind the cottage.
